This service is ideal if you want to:

For the fixed fee of £400, we will:

  • Review your situation

    • Check who currently owns the property and how it is held

    • Confirm what you are trying to achieve (for example, gifting 50% to a spouse)

  • Prepare the Land Registry forms

    • Draft a tailored TR1 – Transfer Deed for a gift of equity

    • Draft the AP1 – Application to change the register

    • Ensure the declaration of trust and tenants in common / joint tenants position is clearly recorded

  • Get the details right

    • Calculate and set out the value of the share being transferred

    • Make sure the correct Scale 2 fee is used

    • Include the right execution clauses so the Land Registry can see the witness has signed correctly

  • Guide you through signing

    • Provide clear instructions for the transferor, transferee(s) and witness

    • Explain where to sign, how to date the deed and what ID is needed

  • Prepare your submission pack

  • Complex trust arrangements or bespoke declarations of trust

  • Dealing with mortgage lenders or obtaining their consent

How it works

  1. Initial information

    You complete a short questionnaire and provide a copy of your Land Registry title and ID documents.

  2. Drafting

    I draft the TR1 and AP1 and send them to you for approval, together with a clear signing guide.

  3. Signing

    You arrange a signing appointment with your chosen witness and follow the step‑by‑step instructions.

  4. Submission

    You post the signed documents and cheque for the Land Registry fee, using the covering letter I provide.

  5. Follow‑up

    If the Land Registry raises any routine requisitions about wording or form layout, I will help you respond as part of the original £400 fee.
